By renting with Magic Moon Estates, you are stating you have read and agree to abide by all estate rules, region covenant, and the terms of the following lease. You understand that failure to comply with region rules may result in the termination of your lease and the inability to rent with Magic Moon Estates in the future. 


TABLE OF CONTENTS

Leasing and Payment

All rentals are handled on a weekly basis, and allow tenants to pay up to 5 weeks in advance for their rental. At any time during the lease tenants may add subtenants to their rental either by utilizing their rental box/meter or contacting Rental Support in the group or Discord. Subtenants will share in the prim count of the rental and have their prims counted alongside the main tenant. Magic Moon allows a maximum of 72 hours in arrears before the rental is terminated. However, the rental may be claimed at any time by another resident if the rental remains in arrears.  

Security Orbs and Systems

Magic Moon Estates supports the use of security orbs and systems to control parcel security as ban lines for parcels are not allowed on the region. Security systems must secure ONLY the parcel belonging to the tenant and may not extend out of parcel boundaries. We do recommend the usage of systems that allow you to specify the parcel as an area of defense. CasperSecure is a viable option for this.

Breedables and Growing Plants

Magic Moon Estates is primarily residential with hangouts available to the general public and its residents. Due to this, we do not allow breedable of any sort to be bred/sold in the region.

Nudity and Conduct in Public Areas

Magic Moon Estates provides several public locations and allows nudity and adult conduct in each of these areas with the exception of the following;

  • Moonlight Affairs Ballroom 
  • Moonlight Affairs
  • Commercial Venues Leased by Residents - Residents may disallow nudity within their parcels 


Child Avatars 

Child avatars are allowed only within residential homes and are not permitted in any other portion of the region. Region Staff reserve the right to request changing of avatars or ejecting of any resident wearing a child avatar. Any leasing area that is commercial is strictly bound by this regulation and must advise patrons and must post that child avatars are not allowed in the region. 


Land Impact, Rez Rights and Terraforming

Land impacts for leased parcels, commercial or residential, are restricted only by parcel capacity. Rental boxes may provide an arbitrary number for the sake of settings, to see how many prims you are allowed to rez please check your parcels About Land info. Rez rights are restricted by what the parcel owner allows. 


Terraforming is allowed on private parcels, be advised that terraforming can impact other parcels surrounding yours. Please be advised that you should not terraform too close to parcel borders. 


House/Building Swapping

Tenants will be allowed to swap-out buildings in parcels they rent from Magic Moon estates provided the following rules are adhered to:

  1. All buildings fit within the parcel limitations
  2. Buildings must be made of mesh and may not include sculpties
  3. Skyboxes must be above 500 meters


Terminations and Refunds

Magic Moon Estates reserves the right to terminate lease agreements under the following conditions; Violation of the Lease Agreement, Failure to make payment on time, Violation of Linden Lab Community Standards, etc. Magic Moon Estates may also terminate a lease agreement by locking rental boxes and denying the option to renew for any reason. 


Magic Moon Estates does not offer refunds of tiers in part or in whole when a rental agreement is terminated due to violation of this rental agreement, or willful termination by the resident. Partial refunds MAY be provided given the following circumstances:

  • The tenant was not able to access leased land or privileges on said land due to an error by Magic Moon Estates or its staff
  • The Tenant overpaid on their rental box, allowances to be made up to 2 times per calendar year

Subletting

Tenants are allowed to sublet their parcel at their discretion. Magic Moon Estates is not responsible for any refunds to sublet tenants, or for resolving rental disputes. Magic Moon Estates may allow tenants that sublet from another tenant to maintain a new rental agreement with Magic Moon Estates if termination of the primary rental agreement occurs. 


Magic Moon Estates maintains its agreement with the primary tenant (IE the resident that rents from our boxes), and may remove subletters at any time if requested by the primary tenant.
